What We Offer
OUR SERVICES
Residential and commercial asphalt maintenance — done with precision, commercial-grade materials, and no shortcuts.
Service 01
RESIDENTIAL
SEALCOATING
Your driveway is one of the first things people see. UV rays, rain, freeze-thaw cycles, and oil drips break down asphalt over time — a quality sealcoat creates a protective barrier that dramatically slows that deterioration and keeps your driveway looking sharp.
We use a commercial-grade sealer designed for airports and parking lots that has sand included for extra durability and traction, as well as additives for a longer lasting and darker looking finish. Hand-brushed on every residential job for precise, clean coverage right to the edge.
- No sealer on your concrete — guaranteed
- Sand included for a non-slip surface
- Edging brush used along all concrete borders
- All cracks filled prior to sealing
- Driveway scrubbed with wire brushes
- Edges weed whacked before we start
- All dirt and debris blown off with high-powered gas blowers
Service 02
COMMERCIAL
SEALCOATING
High-traffic parking lots, gas stations, and commercial properties take a beating. A well-maintained lot protects your asphalt investment, reduces liability, and tells customers you run a professional operation.
We work around your business hours to minimize disruption. Same commercial-grade sealer we use on driveways — built for heavy traffic, UV exposure, and fuel spills. We handle lots of any size, from small storefronts to large multi-bay facilities.
- Parking lots of all sizes
- Gas stations and service centers
- Apartment complexes and HOAs
- Scheduled around business hours
- Line striping available as add-on
Service 03
CRACK SEALING
Cracks are water's entry point into your pavement. Once water gets beneath the asphalt and freeze-thaw cycles begin, small cracks become large failures fast. Proper crack sealing before sealcoating is non-negotiable.
We clean out debris from every crack, then fill with rubberized hot-tar or cold-fill filler depending on crack width and type. Alligator cracking, linear fractures, edge cracking — we handle it all before a drop of sealer goes down.
- Hot-tar rubber crack filler
- Cold-fill for smaller cracks
- Alligator / gator-pattern repairs
- Linear and edge crack treatment
- Crack cleaning before filling
Service 04
POTHOLE &
WIDE CRACK REPAIR
Potholes and wide structural damage require more than a crack filler — they need proper patching before sealcoating can be effective. Left untreated, they grow, damage vehicles, and become a liability.
We remove loose material, clean the damaged area, and fill with cold patch or hot mix depending on the scope. The result is a structurally sound surface that holds up and looks good — ready to be sealed.
- Pothole patching and repair
- Wide crack structural filling
- Gator damage repair
- Surface ready for sealing after repair
- Residential and commercial
Service 05
LINE STRIPING
Fresh line striping on a newly sealed lot is the finishing touch that makes your property look sharp and professional. Crisp, clearly marked parking spaces also reduce confusion and potential liability.
We apply commercial-grade traffic paint using professional striping equipment — not rollers or tape. Lines come out ruler-straight, properly spaced, and built to hold up through seasons of traffic and weather.
- Parking lot space marking
- Fire lane and handicap markings
- Pickleball and sport court lines
- Custom layouts available
- Commercial-grade traffic paint

FAQ
COMMON QUESTIONS
How long does sealcoating last?
A properly applied sealcoat lasts 2–4 years depending on traffic, weather, and driveway condition. Derek's uses commercial-grade sealer designed for airports and parking lots — with a sand additive for maximum durability, outlasting standard residential products.
When can I use my driveway after sealcoating?
We recommend waiting 24–48 hours before foot traffic and 48–72 hours before vehicle traffic. Curing time varies with temperature and humidity — hotter, drier conditions speed up the process.
How often should I sealcoat my driveway?
Every 2–3 years is standard for residential driveways. High-traffic commercial lots may benefit from annual treatment. Over-sealing causes product buildup and eventual cracking — spacing it properly matters.
What is the best time of year to sealcoat?
Late spring through early fall is ideal — temperatures above 50°F with no rain in the 24-hour forecast. We do not apply in cold or wet conditions as it prevents proper curing and adhesion.
Do you seal cracks before sealcoating?
Always. Every crack is cleaned and filled with rubberized filler before any sealer is applied. Skipping this allows water infiltration and undermines the entire seal — we never shortcut this step.
Do you offer free estimates?
Yes — always free, no obligation. Call 610-635-8830 or use our online form to schedule a free on-site estimate.
Do you do commercial parking lots?
Yes. We handle parking lots of all sizes — gas stations, retail centers, apartment complexes, HOAs, and multi-bay facilities. We schedule commercial work around your business hours to minimize disruption, and we offer line striping as an add-on so you can get everything done in one visit.
How long does a commercial sealcoating job take?
It depends on the size of the lot, but most commercial jobs are completed in a single day. Larger lots may require an early start or a two-day schedule. The lot should be kept off-limits for vehicle traffic for 48–72 hours after sealing — we coordinate timing with you to make this as painless as possible.
